College Park is a downtown neighborhood that still has a great hometown feel. Home to Orlando’s longtime Mayor, Buddy Dyer, College Park boasts the exclusive Country Club of Orlando, the main campus of Advent Health (formerly Florida Hospital), and an impressive main street, Edgewater Drive, with its many shops and restaurants. Bordered by Orange Avenue and Interstate 4 on the east and historic Orange Blossom Trail on the west, it’s brick streets are home to many neighborhood parks, and several large and moderately-sized lakes.


This is still an affordable neighborhood close to Downtown, and without historic district restrictions, new construction and major renovations pop up daily. When priced right, homes in this area go quickly, and you never know if they’ll be torn down for something bigger, or if the new owner is just looking to add some curb appeal. The area promises to get even hotter as a new development called The Packing District, located on the west side of College Park along Princeton and Orange Blossom Trail, comes online in the next ten years.

There’s one perfect word to describe College Park residents: Involved. The people who call this neighborhood home love it fiercely and work hard to bring great experiences to their neighbors. From Jazz Fest in the fall to Holiday on the Drive and Dancing on the Drive, Edgewater Drive, the main drag, draws crowds in the thousands each time it’s closed down for an event. In addition, residents get heavily involved in charitable causes and schools in the neighborhood. They are also very careful about allowing large developments. Developers wishing to add density to this area in the form of condominiums or apartments face inquisitive and informed residents before being allowed to build here.
